IOWA Certified Site

Program Overview

One of the fastest growing trends in the site selection business is the demand for certified industrial sites. As companies continue to put pressure on the time allowed for making a location decision as well as the time required to start construction and complete the project, the need for certified sites increases. The location decision process demands available sites, and those sites need to be ready for development. Companies looking to build new facilities want sites that are shovel-ready and relatively risk free.

In an effort to capitalize on this trend, the Iowa Economic Development Authority (IEDA) rolled out its certified site program in May 2012. This is an independent, third-party certification program which uses the nationally recognized site selection from of McCallum Sweeney Consulting (MSC) as the sole certifying agent. MSC has designed a program based on a combination of industry needs as well as Iowa’s targeted industries and natural assets.

The program objective is to develop a portfolio of certified sites that will make Iowa more competitive in site selection projects. Certification benefits include effective pro-active marketing; prepares the community for better re-active marketing; educates the developer on the site’s strengths and weaknesses; speeds up the development schedule by having due diligence completed.

Perry Industrial Park

The Perry Industrial Park is comprised of a total of 151 acres certified for Light Industrial business development. It is already established as a successful Research and Science Park with industry leading tenants. This site also contains Iowa’s only shell building on a Certified®Site. This expandable 30,000 sq ft flex space is built and ready for purchase or lease.

As a Certified ® Site, The Perry Industrial Park has had all surveys completed and any risks detailed in these reports mitigated. Additionally, as part of the certification process, the site has either all infrastructure in place or planned.

Van Meter Vision Park

The Van Meter Vision Park is comprised of a total of 284 developable areas Certified for business Development. This Business Park is specifically designed for Data Centers with robust, redundant power, multiple water providers, extremely low risk of natural disaster, and several major fiber providers on or near site.

As a Certified ® Site, The Van Meter Vision Park has had all surveys completed and any risks detailed in these reports mitigated. Additionally, as part of the certification process, the site has either all infrastructure in place or planned.

West Metro Interstate and Rail Park

The West Metro Rail Park ® is comprised of a total of 255 developable acres Certified for business development. This Planned Industrial Park has direct access to Class 2 rail as well as direct access to Interstate 80, making is a perfect location for distribution and/or warehousing

Woodward Eco-Business Park

The 180 acre Woodward Eco-Business Park is the first Certified ® Site in the nation to receive “Green” designation. All businesses locating to the park will adhere to Green practices and renewable energy options are being explored to create a one of a kind site with special considerations for storm water, geothermal usage, and several other sustainability focused practices.

As a Certified ® Site, The Woodward Eco-Business Park has had all surveys completed and any risks detailed in these reports mitigated. Additionally, as part of the certification process, the site has either all infrastructure in place or planned.
